The 180 sqm | 1,936 sq ft 2-story penthouse features:
- a soothing and beautifully constructed space with natural materials like brushed cement that offer a cooling effect. The open-plan living area features a sofa and a 58” HDTV flatscreen Smart TV with Netflix and Roku for relaxing downtime moments at home.
- direct access from the living room to a large private terrace with an outdoor dining table, a hammock, and a sofa chair to relax and get fresh air anytime with a view of the lush green jungle landscape.
- a full kitchen in the main living area that is equipped with all you’d need to prepare and enjoy simple meals at home. There’s also a mini kitchenette in bedroom 2.
- a dining area with a round table to comfortably seat 4 for a relaxed sit-down meal at home. You could also eat out on the jungle terrace too!
- a mini office (located in bedroom 2) with a desk and chair for a quiet and dedicated laptop-friendly workspace (if you must!).

The Neighborhood:
Located in the beautiful up-and-coming, trendy La Veleta area! It's a nature-surrounded development on the south end, about 2.7 miles | 4.3 km (or about a 9-min drive ) to the beach down the new avenue called Kukulcan. Tulum's beach road is famous for it's beach hotspots, jungle eateries, cafes, boutiques and more that line this picturesque and world-renowned road!
Also, you’ll be:
- walking distance the La Veleta area with cute jungle eateries, cafes, restaurants, boutique shops and street market vendors.
- 3.4 km | 2 mi to the vibrant downtown Tulum (the center) where you’ll find shops, boutiques, souvenirs, cafes, lively restaurants, bars, nightclubs, and more.
- 4.1 km | 2.5 mi to the town’s big grocery store, Chedraui, or on the other side of the highway, there’s Aki Supermarket plus plenty of convenience stores like Oxxo and 7-11.
- Nearby the Tululm Mayan ruins, ancient cenotes (freshwater sink holes unique to this area and a must see!), Sian Kaan Biosphere Nature preserve for river floats down Laguna Muyil and many other alternative activities other than the beach so you can get a real taste of Tulum!

Getting Around:
It’s about 121 km/75 miles or about a 1 hr 45-min drive (depending on traffic and time of day, it could be longer; always check your mobile map app for accurate driving times) from the Cancun International Airport (CUN). The suite is in a complex on south end of Tulum's town surrounded in nature. There are still dirt roads where we’re located so it will be bumpy, especially in the rainy season, and public light is limited. We strongly recommend renting a car or scooter to get around.

Other Things to Note:
Please note, Tulum is experiencing high growth so there's the potential to hear construction noise during the day from surrounding developments and sometimes power outages due to a lack of infrastructure for the increased amount of visitors. Also note that there is an eco-friendly well-water septic system in order to save and recycle water, so there may be intermittent service at times. Please know that we cannot be held responsible or offer refunds for any of these occurrences as they fall outside our realm of control. We appreciate your understanding.
With the sensitive eco system in place throughout the city of Tulum it must be noted that toilet paper and sanitary items must be disposed in the trash bin; please DO NOT flush these items down the toilet.
You'll have a peaceful jungle-chic experience, but we'd just like to point out that there are dirt roads where the condo building is located and they'll be bumpy, especially in the rainy season, and public lights are limited. We strongly recommend renting a car or scooter to get around town. What's great is, there's free street parking at the complex.
With the jungle location and being in the tropics, expect to see native animals and insects. Although we fumigate monthly and have very strict cleaning protocols, you may find insects/critters inside your unit like ants, spiders, an occasional scorpions, etc. from time to time, Just know this is beyond our control.
A lost key is a $35 USD charge. A lost beach towel is a $55 USD charge.
The pools and common areas are cleaned regularly, but with the jungle location, trees shed leaves constantly. We protect and conserve the trees on our land so you will see leaves ground and in the pool from time to time.
There's no daily housekeeping but if you’d like the place cleaned during your stay that can be arranged for an additional fee. Here is the mid-stay cleaning info:
-For reservations of 7 days, there’s 1 cleaning in the middle of the stay
-For reservations of 28 days+, there’s a weekly mid-stay cleaning (after 7 days)
-There is no mid-stay cleaning service available on Saturdays
-Cleaning service can be carried out at 11 am or between 2 pm and 3 pm
Guests will be requested to sign a Rental Agreement upon booking confirmation
A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.
There are surveillance cameras in the public exterior areas of the property for security reasons and to ensure guest safety.

- No more guests than those listed in your reservation are allowed.
- No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during their stay.
- Please avoid moving furniture.
- Pets are not allowed.
- The pools and common areas are cleaned regularly, but with the surrounding jungle, trees drop leaves constantly. So you will see leaves ground and in the pool from time to time.
Interaction with Guests:
This is a self-check-in property using a lockbox to access the keys at the main gate. The access code will be sent to you within 24 hours of your arrival.
