## Space
The flat is located in the heart of Florence on the 3rd floor (US 4th) of a historical palace of the 19th Century which was built during the transformations when Florence was capital of Italy (1865-70).
The location is unbeatable, in the middle of all sights and action and and at the same time a very quiet flat. The street door is on vibrant via Roma, but the flat is on the backside of the building. The step free Elevator is there for luggage, groceries, and those needing help after long sightseeing. Completely on one level, from the balcony you will admire the beauty of Renaissance while sipping a glass of Chianti.
All major sights are around the corner: Baptistery, Duomo and Cupola, the newly re-opened Museo dell'Opera del Duomo. Michelangelo's masterpieces in Galleria dell'Accademia and Medici Chapels are 5 minutes away. Uffizi Gallery and Palazzo Vecchio are a 3 minutes' walk. Continuing on Via Roma towards the river, the Old Bridge, Pitti Palace and Boboli Garden. The fabulous Santa Croce and Cappella dei Pazzi are 15 minutes away.
Next door to the historic Caffè Gilli and the 5-star Hotel Savoy. Surrounded by boutiques like Gucci, Prada, Emporio Armani. Right at the heart of all city celebrations, processions, flagwavers, parades, best Christmas decorations and the oxen cart on Easter Sunday.
The flat is bright, with double height ceilings, large windows and wooden shutters. AIR CONDITIONED. 2 separate bedrooms. A larger than a queen bed in the master bedroom, two comfy twins that can be made up as a queen bed in the second bedroom. Spacious living room with television. The bathroom is comfortable with a large shower cabin with marble floor and a small window for fresh air.
WIFI is the best network in Italy.
The small kitchen is separate from the living room and is fully equipped with dishwasher, kettle, toaster, microwave, coffee machines and is stocked with salt and pepper, sugar, tea and organic olive oil
WASHER is on the larger balcony, where clothes can be hung on the traditional line. Washing detergent is not supplied.
We are equipped with a crib and a baby chair for babies.

## Neighborhood
The apartment is located within Duomo district in Florence’s historic city centre. The Duomo area constitutes the very heart of Florence and the area takes its name from Brunelleschi’s magnificent dome on the wonderful Santa Maria del Fiore cathedral. The Duomo neighbourhood offers an array of beautiful historical buildings and superb piazzas including the Mercato di San Lorenzo, the Piazza del Duomo and Piazza della Repubblica, famous for its attractive cafes, patisserie shops, live music, street performers and caricature artists. Furthermore, the area is surrounded by the city’s main cultural attractions, notably Piazza della Signoria, Palazzo Vecchio, Ponte Vecchio, the Bargello Palace and Casa Buonarroti, the former home of Michelangelo, not to mention the Uffizi Gallery and the museum dedicated to the city’s cathedral “Museo dell'Opera del Duomo”. The area also has much to offer in terms of fine dining and exclusive boutique shopping. The top Italian fashion houses are located along Via Tornabuoni, Via Calzaiuoli and Via del Corso and include the famous names of Salvatore Ferragamo, Armani, Versace, Fendi, Louis Vuitton, Burberry, Tiffany & Co. and many more. For those choosing an apartment in this area, the Duomo quarter also offers several food stores otherwise known as “alimentari”, supermarkets, laundrettes and individual gift shops as well as being adequately served by the local public transport service.
## Transit
Florence city centre is a ZTL zone which stands for “limited traffic zone” and therefore special rules apply to when you can enter this area. This particular apartment is in fact located within the ZTL zone so this means that if you are thinking of coming to Florence by car and wish to drive around and park, then you will need to pay special attention to the road signs, CCTV cameras and access cameras (they will show either a red /green light) in order to avoid receiving fines. Guests who need to travel within the ZTL zone by car to reach their apartment are advised to contact one of the private garages in the centre (the one nearest the apartment you are staying in) and obtain a temporary access permit. Upon arrival at the garage, guests must specify their need for access in the ZTL and the garage will then note the vehicle’s number plate and forward it to the appropriate police headquarters.

The lead guest must be over 21 years old and will be required to sign a short-term agreement upon arrival. That is for insurance, fiscal and legal purposes. All guests are required to show a valid identity card upon check-in, if not, they will not be allowed to enter (due to Italian Police regulations).
By Italian law, stays exceeding 30 nights will require a tenancy agreement ( contratto transitorio)

Strictly no partying or loud noises. Please do not make too much noise when entering and leaving the flat in the evening and after 11 pm, as to respect our neighbours.
No outsiders allowed in the apartment without written approval, in order not to contravene the police regulations.
The final cleaning fee is intended as check out general cleaning. Keep the place reasonably clean and tidy and leave the kitchen cleaned (no dirty dishes and garbage left over). If not, please note that additional costs may be charged.
In Italian households there is an electricity power limit and if you use too many appliances at the same time the main switch might go off. Be sure to switch off the devices you were using before turning back on the electricity. The main switch looks like a white box and it will be shown to you upon arrival.
The septic system is very effective, however it will clog up if improper material is flushed. Do not flush anything other than toilet paper in the toilet. No feminine products should be flushed at anytime. If that happened and clog the septic system damages may be charged.
The municipality of Florence is classified in zone D. The activation period allowed for heating systems installed in zone D is from 1 November to 15 April
Building’s centralised AC are subject to limitations (normally AC is turned on from end of September to beginning of Spring.
Lost keys or getting locked out: Euro 100 per key set for replacement.
For stays above 30 days and above the Client will be responsible for paying bills on top of the agreed Rental fee, at the end of the stay based on Client's real consumption.
Check-in time is 2PM - 7PM
As we don't have a front desk please let us know a precise arrival time at least 24h before check in date.
Any late check in must be requested and approved 24h before arrival.
Early and Late Check-In has an extra cost:
From 12 noon to 2pm: €10 ( €15 on weekends)
From 7pm to 8pm: €25
From 8pm to 10pm: €35
From 10pm to MIDNIGHT: €45
No check-in after MIDNIGHT, except for agreement made previously.
