This is a newly built contemporary design 4 bedroom villa laid out on 4 floors suitable for families or couples. It is located in a beautiful location overlooking Kalamar Bay and the islands beyond. The property is only 3 minutes’ walk from the beach (150 metre) and a 6 minute stroll (300 metre) to the ever-popular Kalamar Beach Club. All rooms are air-conditioned (hot &cold), feature marble flooring throughout and enjoy spectacular sea & island views.
Thanks to its large size, modern architecture and clever layout the villa is bright and spacious thus suitable for accommodating 8 adults comfortably with ample living space.
The elevated open plan living area opens out onto the swimming pool/jacuzzi terrace whilst the sliding glass doors create a large open space. The tastefully decorated living room has two sofas, two single armchairs, a large coffee table, three side tables and a LED TV with English language satellite channels. Kitchen is fully equipped with Franke appliances, 'Nespresso' espresso maker, granite worktop and long dinner table with eight leather chairs and two leather stools. There is also a WC located in the living area.
All of the four en-suite bedrooms are decorated to a high standard and have a private balcony or a terrace to outdoor space. Ground floor and second floor bedroom balconies feature chairs and tables (2x chairs and a small table per balcony) whilst the third floor bedroom features a lounge set to enjoy the stunning sea and mountain views. The master bedroom en-suite, in addition to the walk-in shower, comprises a bath. Third floor bedroom en-suite features an indoor jacuzzi with amazing Mediterranean views.
For your convenience there is a washing machine, clothes horse, washing basket, iron, ironing board and a vacuum cleaner located in the utility room on ground floor.
The infinity pool on first floor terrace has a separate jacuzzi with seating where you can sip your G&T whilst watching the wooden gulets sail by during sunset. There are sunbeds, parasols and side tables on the terrace dotted around the swimming pool. There are two glass-top outdoor dining tables positioned underneath the pergola which seat 8 persons comfortably when combined or 10 persons when split. Adjacent to the outdoor dining space you will find a 4 seater modern patio set, ideally positioned to watch the sun set over Kalamar Bay. To the side of the terrace is an outdoor shower as well as a BBQ .
The large roof terrace is accessed from the third floor bedroom via floor to ceiling sliding glass doors. This area offers breath-taking views of Kalamar Bay, Snake & Mouse Islands and the surrounding mountains.
The Villa has a private spacious garage which can accommodate three compact saloons or two large SUVs.

3rd Floor Bedroom: Air-conditioned en-suite with sea and mountain views. The bedroom has one double bed, bedside tables, arm chair, wardrobe with mirror, satellite TV and a large roof terrace. En-suite features a jacuzzi and a shower.

Notes:
A welcome pack containing food such as bread, milk and juice will be provided when you arrive. The villa is suitable for children although they should be supervised when in or around the pool and jacuzzi. Infinity pool is 36 m2 in size, 150 cm - 160 cm deep and regularly maintained by staff. Smoking is prohibited inside the villa. Check-in is at 15.00 and check-out is at 10.00. Flooring: there are glossy marble tiles in the living area (incl. stairs), ceramic tiles in the bathrooms and natural travertine tiles on the terrace surfaces - caution advised when floors are wet. There is floor heating throughout the villa for those wishing to stay in the cooler winter months.
Pool terrace is equipped with 8 sun loungers, 4 parasols, 4 coffee tables, a modern patio set which seats 4 persons , a BBQ, 2 glass top tables and 8 chairs for outside dining. Cleaning / Towels / Linen / Maid service: For stays longer than 7 nights and shorter than 11 nights, towels and bed linen will be changed for a fresh set. For stays that are 11 nights or longer, a free mid-week clean will be organised on your preferred day.
Extra cleaning can be requested at extra cost.
