Le Panteraie gets its name from the hill on which it stands, at 303 m above sea level, with an all-encompassing view of the seductive scenery that stretches out in front, over the green hills of the Valdinievole which surround the entire town of Montecatini Terme, bounded on the horizon by the plain of Pisa and Livorno, up to the towering heights of the old medieval borgo of Montecatini Alta with its narrow streets and castles, sentinel, from high up on its dominant position, of wonderful panoramic views. This is the belvedere, stupendous in the dark illuminated by the lights of the town which can be seen from the windows, from the lovely pool and from the large terraces that surround this top quality, youthfully-spirited home, which reinstates the charm of traditional Tuscan architecture, like the ceilings with their exposed beams and terracotta tiles, yet is enriched with unconventional details, with an eclectic and original style in which objects of classical and modern design form an alluring harmony. The large common areas, where the white of the walls alternates with bright colours and with the exposed stone, are dominated by the maximum comfort of the refined, stylish furnishings combined with the great functionality of the accessories present. On the ground floor, the bright dining room forms an open-plan area with the large professional kitchen that extends to the terrace outside; on the first floor, the beautiful living area has been constructed with great imagination, in industrial-chic style with vintage details, perfect for relaxing in, thanks to the cosy seating and leisure areas with billiards and table football, which extend outside through the French windows to terracing set up with a ping pong table. The spacious bedrooms, restrained in the tones of the warm, enveloping colours, are characterized by the country-inspired classic furnishings for the modern and super-equipped bathrooms. The property is less than 3 km from the spas which have given fame and international prestige to Montecatini Terme which, with its life force gushing out of the ground, its art nouveau buildings, tree-lined avenues and large parks, is the most precious pearl in the centre of an artistic and scenic territory of exceptional value; it is a perfect departure point, thanks to the proximity to the A11 motorway (less than ten minutes away) that will take you to the main cities of Tuscany, such as Florence, Pistoia, Lucca and Pisa, as well as to the beautiful beaches of the Versilia coast, in just about half an hour. For sports enthusiasts there are also, in the immediate vicinity, riding clubs, tennis clubs and a prestigious 18-hole golf course in the stupendous setting of Monsummano Terme. N.B. The property borders (on one side) with the owners' villa, from which it is separated, so as to guarantee privacy, by a hedge screen. In addition, in the basement (not communicating with the other floors of the house) is an apartment used with the utmost discretion by the owner who can, at the guests' request, move out during the period of their stay.
Interior:
The property has been adapted to the surface of the sloping terrain by being arranged on terraced levels, with the ground and first floors connected, both internally and externally. On the ground floor, a long terrace that passes along all the rooms on the floor leads to the main entrance which, in turn, leads, on the left, to a double bedroom (with divisible bed) with private bathroom with shower and, on the right, to the living room with dining table, lit up by French doors leading outside and connected to the professional kitchen with a large pantry at the back. Completing the floor is a laundry room, a walk-in closet and a convenient guest bathroom with two basins. Two flights of stairs on the two opposite sides of the floor (the main entrance and the hallway near the kitchen) lead up to the first floor (reachable from the outside as well via the stairs leading to the terrace at the back) with a large living area that includes the sitting area, arranged around the fireplace and the satellite TV, and the games area, with billiards and table football, that extends outside to the terrace with ping pong table, overlooking the pool. On the first floor are also two double bedrooms, both with en-suite bathroom, one with shower and one with whirlpool tub. The stairs continue up to the second floor with a double bedroom, with panoramic balcony and private bathroom with shower and Turkish bath, and a twin bedroom (with joinable beds) with en-suite bathroom with shower.
Park:
The park surrounding this exclusive residence is spread over terraced areas along the sloping hillside with, at the lowest level, a large parking area and which, at the highest level, extends to the olive grove and wooded area, both perfect for walks. The beautiful colourful garden, with plants and potted flowers, fully fenced around the house and sheltered by hedge screens on one side, is the perfect place for spending time outdoors, thanks to the various set-up areas inviting you to relax and have fun in the open air. The French windows, on both the ground floor and those that face out onto the manicured lawn on the top floor, create a continuity between the internal and external living areas. On the long panoramic terrace with the pool and solarium area, a seating area with sofa and armchairs has been set up and, nearby, is a paved area with dining table, protected by a gazebo. This area has a convenient kitchen equipped with cooktop, sink and gas grill. On the upper floor, a further terrace with access from the sitting room, is equipped with a ping pong table. Finally, from the first floor, a short path leads up to the highest level, with a nice children's play area set up with a swing, playhouse and a bench.

Swimming Pool:
Open from the last Saturday in April until the first Saturday in October, the heated swimming pool faces south, overlooking the beautiful hilly landscape that stretches from the garden to the plain with Montecatini Terme. It is situated on the same level as the ground floor, alongside a long terracotta-paved surface that starts in front of the house, with access from the living room French windows. The rectangular pool has two curved sides, is lined in PVC and measures 4 x 8 m with a constant depth of 1,40 m. There is a metal ladder for access to the water and internal lights; it is purified with chlorine. The perimeter of the pool is paved in slabs of sand-colored stoneware and is equipped with stylish sunbeds, tables, a shady sail and a hot and cold-water shower.
Pets: On request, € 50,00 per animal per week to be paid on site. Acceptance of animals to the facility must be previously authorised by the owner upon communication of the number of animals, size and breed.
