This new 6 bedrooms holiday is private home and designed for large group adults ONLY ** NO CHILDREN UNDER 10 , BABIES & PETS , PLEASE DO-NOT BOOK OR INQUIRE US ** there are other houses nearby that are kids friendly and the owner is very strict about kids and pets in this property and very selective to those who want to have a break together for a weekend , 90 mins from Adelaide .
The house is north facing so you can enjoy year round with any windy weather condition . You can enjoy the beautiful sunrise in the morning while watching the pelicans if they landed , black swans , water birds chasing each other & swimming around the stunning private jetty water front from your kitchen with a sip of hot coffee in your hands.
Out side we have 2 pit fires , one near the jetty and the other a smaller one near the alfresco which can be used as a charcoal BBQ if you like . BYO fire woods.
Our open kitchen with high quality European appliances that can cater for your convenient during your stay or having a romantic quiet dinner together in the alfresco area while breathing some fresh air with a light breezing from the quiet Coorong lake nearby . The pantry has everything you need & fully equipped. All you need is bring your own favourite food and wine .
Up stair, there are 4 bedrooms , the super large master bedroom has 2 double beds with its own en suite . One bedroom has a queen bed with a water view , one room has 3 single beds and the other BR 2 room has a queen bed . The sofa is so comfy to enjoy the balcony view or if needs be it can convert into a double bed . There is 1 standing shower only and 1 toilet in the master suite and second bathroom with standing shower , second toilet at the end of hall , note no bath tubs available in this house .
Down stair , one queen bed room and while another room can sleep 5 teenage with triple bunker plus a single bunker .
In the garage we have 3 kayaks , 9 life jackets for your safety and you must use if kayaking , table tennis, foostable and free WiFi.
Summary : 13 beds = 6 singles , 2 double , 3 queen .
Upstairs – pillows and linens provided , just bring your own personal towels and don't forget your toothbrush ,

Strictly No-Smoking – Our house is built in a fire prone area with dry landscape around, so No-Smoking indoor or outside near the dry vegetation of the vacant property . You can use the 2 pit fires outside to contain the left over cigarette butts for safety .
Use of Kayak : Prepare for changes in weather and the possibility of a capsize, for your own safety - MUST wear a life jacket when you are using kayaks. In warm weather, a long sleeve shirt and hat can provide sun protection. Enjoy them safely and using kayaks at your own risk .

Our neighbour – This Hindmarsh Island is a quiet place to relax, the basic rule is that neighbour must not interfere with each other’s health and well being or make unreasonable noise. Lots of retiring people living here and most our neighbour are permanent residents. Our guests are required to be mindful about the noise and respect our neighbour all times. If the noise/music is excessive or occurs at unusual hours and/or inappropriate behaviour and language will not be tolerated under any circumstances. Please treat and respect the friendly environment so everyone is happy and enjoying a good time.
Please keep in mind : ** THIS IS NOT A PARTY HOUSE ** IT IS FORBIDDEN TO BE NOISY ALL TIME, STRICTLY DO NOT WALK THROUGH /CROSS TO OUR NEIGHBOUR 'S LANDSCAPE OR ACCESS TO THEIR PRIVATE PROPERTY NEAR THE JETTY AT ANY TIME . WE NEED TO RESPECT THEIR OWN PRIVACY AND SO DO WE .

Terms : Minimum age of primary renter 25.
The guest pays a booking deposit equal to 50% of the total booking amount once the owner accepts the booking request, and pays the remaining balance 30 days prior to arrival.
Check-In : from 2.30 pm and MUST CHECK-OUT by 10:30 am as cleaners have limited time to clean the big house of 16 beds in order for our new guests checking in same day by 2.30pm . Please assist us and thank you for understanding .
Apology for so many conditions set out above , with limited resources available on the remote island we as the owner would like to deliver the property in a safe & healthy condition , working order , smooth operation , finally handing over to new guests to check-in on time .
We endeavour to provide you the best experience but in some circumstances that it may not meet your expectation due to operation/technical issues such as tradesman not available on time to repair or any malfunction during your staying then it is beyond our control please understand and share the frustration with us as this is not our intention to do so .
Cancellation Policy Firm :
Bookings cancelled at least 14 days before the start of stay will receive 100% refund.
Bookings cancelled at least 7 days before the start of stay will receive a 50% refund.
Any cancellation within 7 days of arrival 0% refund . Any Covid-19 cancellation due to Gov restrictions will be 100% refund .
